Lots of folks have commented on the stubbornness of the Midwest for instance which is a direct result of being the last place the speculators descended.

WNC and East/Middle TN. That’s a big area, but I figure you’re in the know there. It doesn’t appear prices will ever return to 2021 or earlier values? Seems dependent on price/segment of each market as well.

During the GFC didn’t a number of Midwest cities like Columbus, Toledo, Indy, etc fair better than most of the country? I could be wrong, but my vague recollection is that in the aggregate, the Midwest fell less than the rest of the country, with the justification given that the Midwest had not seen the same level of speculation and out of control price increases that other areas saw.
Or am I just imaging that?
